Abstract

Sveriges landyta uppgår till 70 procent skogsmark, vilket gör det till Europas andra skogrikaste land. Från 2017 fram till 2023 har skogsfastighetspriserna ökat med närmare 34 procent och virkespriserna har ökat med 32 procent. Trots en likartad procentuell ökning har virkespriserna inte följt priserna på skogsfastigheter. Enligt den tillgängliga prisstatistiken framstår förvärv av skogsfastigheter som olönsamma, men trots det fortsätter privatpersoner att förvärva skogsfastigheter.

Trenden att det fortsatt är intressant att förvärva skogsfastigheter ger en bild av att det finns andra motiv än av enbart monetära. Tidigare forskning visar att motiv till att förvärva skogsfastigheter ofta relateras till icke-monetära värden eller en kombination av monetära och icke-monetära värden. Syftet med denna studien var att belysa vilka aktuella motiv som varit drivande vid förvärv av skogsfastigheter bland privatpersoner och om något hade påverkat uppkomsten av dessa motiv. För att besvara studiens syfte genomfördes en kvalitativ fallstudie där privatpersoner som förvärvat skogsfastigheter intervjuades. Totalt genomfördes sju stycken semi-strukturerade intervjuer. Fyra av respondenterna hade genomfört lagfarna köp som första förvärvsform, två av respondenterna hade genomfört blandade fång som första förvärvsform och en respondent hade blivit förstagångsägare genom arv.

Datainsamlingen utfördes utifrån det konceptuella ramverk som låg till grund för studien och bestod av: värdeteori, behovsteori, konsumtionsprocess- och beteende samt investeringsteori. Utifrån teorierna utformades en intervjuguide som användes vid samtliga intervjuer. Resultatet visar att de förekommande motiven bland privatpersoner som förvärvat skogsfastigheter är monetära och investeringsmässiga, icke-monetära, sociala och kulturella samt personliga. Utöver motiven framkom även att det fanns faktorer som påverkat uppkomsten av dessa motiv. Det framkom inte att det endast var ett motiv som låg till grund för att förvärva skogsfastigheter, utan att det var kombinationer av de uppkomna motiven som låg till grund för förvärvet där vissa motiv prioriterades högre än andra. Även om det inte är möjligt att generalisera resultatet i en större kontext så bidrar studien med ökad kunskap om de aktuella motiven till att privatpersoner väljer att förvärva skogsfastigheter. Därtill kan studien bidra med större förståelse för de påverkande faktorerna som kan ha en inverkan på motivens uppkomst, vilket tidigare studier inte har berört.

Approximately 70 percent of Sweden’s land area is covered by forests, making it the second most forest-rich country in Europe. Between 2017 and 2023, forest property prices increased by nearly 34 percent, while timber prices rose by 32 percent. Despite similar percentage growth, timber prices have not kept pace with forest property prices. According to available price statistics, the acquisition of forest properties appears unprofitable. Nevertheless, private individuals continue to purchase such properties.

This ongoing trend suggests that there are motives beyond purely monetary. Previous research has shown that the motives behind acquiring forest properties are often related to non-monetary values, or a combination of both monetary and non-monetary values. The purpose of this study was to explore the current motives driving private individuals to acquire forest properties, and whether any factors have influenced the development of these motives. To address the study's aim, a qualitative case study was conducted involving interviews with private individuals who had acquired forest properties. A total of seven semi-structured interviews were carried out. Four respondents had made formal purchases as their initial form of acquisition, two had acquired properties through mixed means, and one had become a first-time owner through inheritance.

The data collection was based on a conceptual framework grounded in value theory, need theory, consumer behaviour and process, and investment theory. With the theories considered, an interview guide was constructed and used during all of the interviews. The results show that the prevailing motives among private individuals for acquiring forest properties include monetary and investment-related motives, non-monetary motives, social and cultural motives, as well as personal ones. In addition to the motives themselves, certain factors were found to influence the emergence of these motives. The findings indicate that acquisitions were not driven by a single motive, but rather by combinations of various motives, with some being prioritized over others. Although it is not possible to generalize the results in a broader context, the study contributes to increased knowledge about the current motives behind individuals' decisions to acquire forest properties. In addition, the study may provide a greater understanding of the influencing factors that can affect the emergence of these motives, which has not been addressed in previous research.
