Abstract

In this project, an area in the small town Tungelsta south of Stockholm, is in focus. Tungelsta is placed in the municipality of Haninge and it is for the planning department on the municipality, this project is made.

The task is to compose an arrengement of buildings and open spaces for a 50 hektar area. Today the area is consists of agriculture fields and forests. The area is placed near the railway station, in the city centre of Tungelsta, which makes it interesting and important to work with.

There are different opinions about the future plans for the area. The property-holders wants to build housings and have given proposals to the municipality. The municipality on the other hand have suggested that the area also could contain other things than buildings. With this starting position, this project is to connect different meanings in the society and propose a composition of the area.
First, the area is investigated with an analysis, then some examples that could be interesting for the project is investigated. From the analysis and the examples the composition plan is formed.

The proposal is that parts of the area is built with housing and other parts are left open. It is important to take regard to the landscape room and to keep long lines of view. Between the lines of view there buildings. This makes the view less wide and more sharp.

Tungelsta has a gardentheme, with many gardenmarkets an alot of private gardens. This theme is continued in the proposal. In the flat areas a garden city with mixed forms of housing is suggested. In the more hilly areas the buildings and the streets structure are more free with larger gardens and slimmer streets. Closest to the station a centre area with a square is suggested. Further away from the central parts there is suggested an allotment garden area.

In the proposal there is a strategy for the surface water. The water is gathered in an artificial lake. Through the area there is a runnel, which is very polluted. An artificial lake delays the water and cleans it.

I detta examensarbete behandlas ett område i samhället Tungelsta i Haninge kommun. Kommunen
ligger söder om Stockholm. Detta examensarbete utförs för Haninge kommuns planavdelning.
Uppgiften är att ta fram en dispositionsplan över ett, cirka 50 hektar stort, område i samhället. Idag
består området av åkrar och en del skog. Områdets centrala läge intill pendeltågsstationen gör att det
är intressant och viktigt att arbeta med.
Delade meningar har rått om vad som ska hända på området. Fastighetsägarna har velat bygga
bostäder och har lämnat in förslag till kommunen. Kommunen har i sin tur kommit med förslag på att
området ska innehålla även annat än bostäder. Med detta utgångsläge ska detta examensarbete förena
samhällets olika viljor och föreslå en disposition av området.
Först undersöks området genom en analys, sedan undersöks en rad exempel som kan vara
inspirerande och intressanta för projektet. Utifrån Analys och exempel tas dispositionsplanen fram.
Förslaget är att det byggs bostäder på en del av området, men att delar också sparas obebyggda. I
förslaget har det varit viktigt att ta hänsyn till det befintliga landskapsrummet och bevara långa
siktlinjer. Mellan dessa bebyggs marken. Detta gör att siktlinjerna blir snävare och därmed skarpare.
Samhället har idag ett trädgårdstema med många trädgårdsmästerier och stora privata trädgårdar.
Detta temaförstärks med detta förslag. På områdets planare delar föreslås bebyggelse med
trädgårdsstadens karaktär med blandade boendeformer från lägenheter till villor. I områdets mer
kuperade delar är bebyggelsesstrukturen mer fri. Här är tomterna större och vägarna smalare.
Närmast stationen föreslås ett centrum med ett torg. Längre bort från centrum föreslås ett
koloniträdgårdsområde.
I förslaget tas dagvatten omhand i en dagvattensjö. Rocklösaån, som meandrar genom området, förses
med översvämningsytor. Detta görs för att ån i förväg är mycket förorenad och bör renas.
